How we build Long Island commercial real estate medians

Nassau, Suffolk, Queens, and Kings County pages, and every property-type page, read the same closed-comp dataset as the homepage and Market Watch. Data as of Oct 6, 2026. The closed-sale window opens Jan 1, 2025.

Minimum sales before a median is published

A published figure is the median closed price per square foot for one county (or state market) and one asset class. It is the middle of that pool of sales, not one of the sales.

A median is published only when at least 5 closed sales support it. Below that, the median and the sample size are both withheld.

Buildings are measured per building square foot. Land is measured per land square foot and split into parcel-size bands. A range on these pages is the low and high median across buckets, never the low and high price of one sale.

We do not publish addresses, party names, individual sale prices, deal-level price per square foot, or deal-level cap rates.

County pages cover the counties in the dataset: Nassau, Suffolk, Queens, and Kings County. New Jersey and Connecticut are state markets. They appear on property-type pages and on the homepage matrix, and they do not have county pages.

Figures are aggregate medians from our closed-comp data. They are not an appraisal, and no individual sale is shown.
